Lettings to us is not just a side-line to sales, it has been our core business since 2006, many agents start lettings when the sales market becomes difficult however we started Pennine Lettings and Management just as lettings and remained so for 8 years developing an excellent portfolio of quality properties with loyal landlords, many of our clients we have had since the business began and they regularly recommend us to their associates. Since the launch of our sales department in 2014 this has been a huge boost to our lettings aswell with some landlords deciding to sell then some vendors who couldn’t sell deciding to let, the two departments work seamlessly together and are all managed by the same helpful friendly staff.

The properties we manage are prominent in Penistone throughout the S36 area and many in S75 area including Silkstone, Dodworth, Barugh Green, Darton etc, however we also have such loyal landlord ds who require us to manage their investments in areas such as Huddersfield, Halifax, Wakefield and Sheffield. We are always happy to oblige and will give you a honest recommendations on how a property should be marketed and if we can be the best company for you.

Our fees and rates for both tenants and landlords are very fair and competitive, our landlord’s fees have not increased in the ten years of trading and the tenant’s fees have only had a small increase. We appreciate there are agents who are willing to offer fully managed rates at fees lower than us however we suggest you consider the reputability of such agents and their lettings qualifications. We concentrate on quality rather quantity. You and your property are not just a number to us.

Fully Managed Service

Being the most popular choice, the fully managed service we offer truly is complete, from the advertising of your property through to the collecting of the rental income, each and every day you can be sure your property is in the capable hands of professional helpful staff.

We charge a £200.00 + VAT marketing fee upon instruction which includes all required marketing and advertising, a 10% + VAT management fee is then payable monthly which includes all of the above as standard.

 

Let Only Service

This particular service may be of interest to the more experienced property individual who prefers to take care of the day to day management of their property themselves, we will assist you in the search for a suitable tenant and complete all the essential paperwork, our let only service includes the following:

  • Free no obligation rental appraisal
  • Free advice on which property is a viable purchase and its rental potential
  • Appropriate marketing strategies including newspaper advertising, internet advertising including our own website and the nationally recognised Rightmove website, eye catching “to let” board and a regular search on our mailing list
  • Accompanied viewings six days a week
  • Comprehensive tenant checks and referencing via Homelet as a premier agent
  • Full and thorough photographic inventory taken on an ipad with specialised software
  • Signing of the tenancy agreement and setting up of the standing order to pay all future rental payments directly from the tenant to the landlord
  • Reading of meters and changing of utilities via TenantShop
  • Collection of the first month’s rent and deposit monies
  • Deposits registered with the custodial DPS scheme to meet with government regulations
 

 

For the above we charge 75% plus vat of the first months rent, for example if your rent value is £500 pcm our fee would be £375.00 plus vat and at £700 pcm it would be £525.00 plus vat. A minimum fee of £450 plus Vat applies to any let only property.

No fees are payable in advance, we will take this payment from the first month’s rent.

RENT GUARANTEE AND LEGAL INSURANCES ARE NOT INCLUDED AS STANDARD BUT ARE AVAILABLE BY REQUEST.
